Arranging indemnity (per policy) - £75 Plus VAT
Your buyer’s solicitors may ask for an indemnity insurance policy to protect the buyer or their lender in case there’s a problem with the property.
We’ll usually ask them to get a quote for the price of the policy, and then we’ll check that you’re happy to pay it. If the buyer’s solicitors agree to this, we won’t charge any extra fee.
Sometimes, the buyer’s solicitors may insist that we get a quote for the indemnity policy and arrange it ourselves. If so, we’ll charge a fee of £75 + VAT to cover this extra work. You’ll also need to pay for the policy itself.
Complex chain - £80 Plus VAT
We’ll charge this fee if you are part of a long chain, with more than two related transactions. This covers the extra work needed to agree timescales for exchange and completion with a larger group of people.
Dealing with third party solicitors - £210 Plus VAT
Sometimes there are extra solicitors involved with selling a house - for example if you sell a jointly owned property and the other joint owner uses their own solicitor.
Expedited completion - £150 Plus VAT
We recommend that you leave at least a week between exchange and completion so you have enough time to arrange your move and we have enough time to manage the sale. This fee covers this cost of speeding up your conveyancing if you leave less than a week between exchange and completion.
Leasehold house - £160 Plus VAT
We charge this fee to cover the additional work involved with selling leasehold houses. This includes getting a copy of the freeholder’s title and liaising with the freeholder to get a ground rent receipt and confirmation of their notice fees.
You may also need to pay notice fees and/or consent fees to the freeholder and/or management company on leasehold houses.
Leasehold flat/apartment - £420 Plus VAT
This fee covers the extra communication needed with the freeholder and/or management company when selling a leasehold flat or apartment.

Freehold management fee £210 plus VAT
If the property you're selling has amenity areas or shared areas, such as private roadways, drains and sewers, these may be managed by a management company. This fee covers the cost of reviewing the arrangement and documentation from the management company, including the management information pack and associated documentation.
Redemption of mortgage - £125 Plus VAT
We charge this fee to cover the extra work involved with selling a property with a mortgage on it. This includes of getting a redemption figure, redeeming the mortgage on completion of your sale, getting evidence of the discharge from your lender, and giving this evidence to the buyer's solicitors.
If it’s a Help To Buy mortgage, this fee increases to £315 + VAT.
Restrictions - £50 Plus VAT
If there is a restriction registered against the property title, we’ll charge this fee to cover the cost of complying with or removing the restriction.
Shared ownership - from £315 Plus VAT
If you’re selling a property under shared ownership, we’ll charge this fee to cover the additional work involved in liaising with the shared owners’ solicitors/management company.
Third party gift - £80 Plus VAT
This fee applies if a third party, such as a family member, is giving any money towards the transaction. It covers the cost of our writing to third party, checking their identity, and checking their evidence of funds.
Unregistered title - £315 Plus VAT
In most cases, the title to a property will be registered at the Land Registry. Registration of property has been compulsory in England and Wales since 1990.
This fee applies if the title to your property is unregistered. It covers the additional work involved in preparing the Epitome of Title to give to the buyer’s solicitors with the draft contract.
Key undertaking - £50 Plus VAT
You may need a key undertaking if you agree to let the buyers access the property between exchange and completion. The key undertaking will set out the basis of this agreement.
This fee covers the cost of preparing or reviewing a key undertaking.
Solar panel lease - £160 Plus VAT
This fee applies if the property benefits from solar panels and there is a solar panel lease which you need to transfer to the buyer. It covers the extra work of reassigning of the lease and for communicating with the solar panel company.
