What's The Difference Between Buying A Property To Let And Buying A Property As Your Home?

Unless you're buying the property outright, you'll need a buy to let mortgage to purchase a property with the intention of letting it out. It differs from an "ordinary" mortgage in several ways:

  1. The amount you can borrow is not limited by your financial situation, like an "ordinary" mortgage, but is instead calculated against the projected income from your rented property. There are other stipulations too, but these tend to vary from lender to lender. A large percentage of lenders need you to own your own residential property (some for at least six months) and others just require you to own a property, so you could have another buy to let property and live in rented accommodation and still be eligible.
  2. An "ordinary" mortgage has clauses in it that prevent the property from being let to tenants, or require you to get permission from the mortgage lender before doing so. So, if you let the property without informing the lender, then you're in breach of the terms of the mortgage. This means that the lender could then take action against you, including demanding immediate repayment of the mortgage in full.

There are also important Stamp Duty Land Tax considerations to take into account, such as the additional 3% liability to pay on top of the normal SDLT rates if you are buying an investment property. See our Stamp Duty Land Tax guide.
