Lorraine Rose-Dugdale

Biography
I am a highly experienced property development lawyer. Having qualified in 1998, I worked in the Thomas Eggar development team for five years, followed by four years at Shoosmiths where I worked with local, regional and national housebuilders on residential developments. I re-joined Thomas Eggar in 2014 before the merger with Irwin Mitchell.
I have a great deal of experience in advising both developers and landowners on all types of development transactions, with a particular focus on option agreements, promotion agreements, conditional sale contracts and overage deeds. I have a particular interest in easements and restrictive covenants and a vast experience in dealing with complex unregistered land.
I pride myself on my excellent client service, which is reflected in my 5-star client reviews.
Recent highlights
In a recent transaction, my report to a national housebuilder client on restrictive covenants affecting a proposed development site, the likely beneficiaries and the potential impact on the proposed development was fully endorsed by a leading KC.
Acted on behalf of a regional developer on the sale of part of a development site with planning permission for over 500 dwelling units, for £29m, which included structuring the deal to complete in phases, division of infrastructure obligations between housebuilders, defective title issues and overage.
Acted on behalf of landowners on the grant of a promotion agreement and the subsequent sale of the land with the benefit of planning permission for £4.8m.
Acted as lead solicitor on a sale and development agreement for a site with planning permission for five units which involved negotiating and completing a tripartite foul drainage deed of easement, and numerous deeds of surrender and re-grant with eight separate third parties, so to enable the relocation of water pipes and foul drains required for the development to be carried out.
