Julie Molloy

Chartered Legal Executive

My role mainly involves acting for clients when they are selling and/or buying a residential property, and require a conveyancer to carry out the legal work for them. I am fully experienced in the conveyancing process in respect of both freehold and leasehold properties.

However, I also undertake remortgages (where a client may, for example need to raise finance if they are carrying out work on their home, or to gift monies to their child for their first home).

In addition I have expertise in First Registrations of unregistered land at Land Registry. This aspect arises due to the fact that there are pockets of land in England and Wales where Land Registry have no record of ownership. The Deeds to the property are therefore examined and searches are carried out. Thereafter an application, along with deeds, can be submitted to the Land Registry. Once our application has been processed by Land Registry, a unique title number will be provided and ownership of the property is confirmed. Up to date copies of the title register can be obtained easily for future use from the Land Registry. This is most common if you come to sell the property.

What Inspired You To Get Into Law?

It may sound like a cliché, but having received a poor conveyancing service myself when buying my first home, and appreciating the stress this causes, I felt the need to make a difference, and to train in law. My aim is always to provide a personal service so clients have the advantage of a traditional and professional service, but with a modern, communicative and informative approach.

What Is The Most Rewarding Aspect Of Your Role?

I enjoy client interaction and have had many returning clients of all ages, and with specific requirements over my years in this profession. In each transaction, I always aim to communicate well with my client, other solicitors and estate agents. I feel it is important to advise and support my clients with the conveyancing process from start to finish. The reward in this method is that the transaction tends to flow better, as all parties know exactly where they are in the process, keeping matters as stress free and smooth as possible.

What Do You Do Away From The Office?

In my spare time I enjoy participating in long distance running and walking. I love travelling and cooking, and I regularly try new recipes for my family.
