Largest Pre-Let In The UK For Two Years
National law firm, Irwin Mitchell’s Real Estate team, has advised key client Gazeley UK Limited on another major transaction at Magna Park- its flagship UK distribution and logistics park on a 25 acre site in Milton Keynes.
Gazeley is to construct a state of the art bespoke national distribution centre for Waitrose of approximately 938,000 sq. ft, the size of twelve premiership football pitches. The unit will handle the distribution of around 25,000 nationally available grocery and Home department lines that can be found in Waitrose branches and on Waitrose.com. It will be constructed using Gazeley’s G Track fast delivery programme and practical completion is expected in November 2014. The building will be let to Waitrose on a 30 year lease.
The unit is the largest pre-let in the UK in two years. In addition, the developer has just completed a warehouse of 670,000 sq. ft. for John Lewis, which was handed over to the retailer in February. This building, which is currently being fitted out, is connected by a link bridge to the first John Lewis building of 650,000 sq. ft. also built by Gazeley in 2007.
The Irwin Mitchell real estate team was led by Louise Cartwright, assisted by Emma McPeake with David Parton and Vanessa Greaves advising on the Construction side. John Condliffe of Hogan Lovells acted for Waitrose.
Gazeley is a leading global investor and developer of sustainable logistics warehouses and distribution parks. Magna Park, Milton Keynes is its flagship park in the UK and the Irwin Mitchell team has advised on all the transactions at the park to date.
