About selling your house


Have you chosen an estate agent?

If so, we need to know their name and address as soon as possible. We suggest you ask for a full quotation of their charges before signing any agency agreement.

We need to know immediately whether you have made any structural alterations and additions to the property, together with the appropriate planning consents and building regulation approvals.

Sometimes, with both leasehold and freehold properties, there may be restrictions which require the approval of a third party to any alterations other than local authority consents.

We also need details of work done such as damp proof courses, timber treatment, cavity wall insulation, central heating and double glazing, together with their specifications and the guarantees they carry.

We also need to know details of your lender and their account number. If there is no mortgage we will need to know the whereabouts of the title deeds.


The legal side of selling

If you are selling, we obtain your title deeds and documents and prepare a contract which, with all necessary documentation, is sent to the buyer's solicitors.

At the outset when you first instruct us on your sale, we will let you have a property information form and fixtures fittings and contents list, even if buyers have not been found. If the property you are selling is leasehold we will let you have an additional property information form for completion.

This will save time when an offer is eventually accepted. We will also clarify any detailed requirements you may have on your sale.

After a moving date is agreed and contracts have been exchanged, we will finalise any mortgage settlement figure and obtain your estate agent's account. You will also need to sign a final deed to sell your house.


The final documentation

We prepare the final documentation once contracts have been exchanged and a moving date agreed. All that should be necessary then is for you to sign those final documents before the moving date.

We obtain your mortgage from your lender, but any additional money due from you is required at least three days before the moving date.

We pay stamp duty and deal with registration of your title before sending the deeds to you or your lender.
